COVERAGE

This is the building footprint on the ground. It is the area of land which may be covered with buildings at ground level expressed as a percentage of the site area. eg A x B = 40%

FLOOR AREA RATIO (FAR)

FAR or Bulk. This is the total allowable floor area of buildings expressed as a ratio of the site area. eg A x B x C = 60% or 0,6 of the site area

FLOORS

Maximum number of floors permissible by the municipality town planners.

DENSITY

A town planning term expressing the number of residential units that can be erected per Hectare (10 000 sq.m) typically 20 units/Ha (clusters) Res2, or 40 - 70 units/Ha (townhouses) Res3, or 70 - 120 units/Ha (flats) Res 4
