Often a property search will reveal the property to be registered in some form of company entity, possibly a close corporation, Pty (LTD) or even a Trust.
It should be noted that if a property is registered in a trust that no information can be provided as to the personal names of the owners. We can however provide SG Diagrams and title deeds on these properties.
When a property is registered in a company we can do a company search in order to establish the private names and ID numbers of all members and directors. This search provides information as to whom the accounting officer is, the postal details of all members or directors, as well as if there is any member or director who has resigned. Once this search has been done we can do further searches on any or all of the members or directors to establish ownership in other properties in South Africa. Additional Fees are applicable to produce detailed reports.
This type of search can become very time consuming, complicated as one or more of the members or directors may own other properties which may also be registered in some form of company entity in various other deeds office districts.
It is very rare that we follow this process to the end, usually our clients only wish to know the owners of one specific property and therefore only one company search is required, the choice is however yours.
